PMB identified the strategic importance of a property adjacent to Hoag Hospital – Irvine campus- which was owned by the Southern California Edison utility company and controlled through a ground lease by two local businessmen. After numerous failed development attempts by other developers, PMB partnered with the individuals who controlled the ground lease and worked with one of our long-standing relationships, Hoag Hospital, to effectuate a tri-party joint-venture development. The Hoag Health Center – Irvine is a 157,000 SF ambulatory destination center composed of 4 buildings. PMB worked through a challenging procurement process, including undergrounding 66kV transmission lines, to successfully deliver Hoag’s consolidated ambulatory strategy.
