Long-Term Ownership: we own our assets indefinitely and focus on long-term building performance. We don’t rely on asset sales to meet our investment objectives.
Deal Documentation: we have dedicated in-house legal to manage all aspects of project documentation. We have numerous document templates which have been informed by hundreds of attorneys along the way.
Land Use Entitlements: our land use entitlement strategy is to “get local” which involves a combination of local relationships, due diligence, land use consultants and planners. We have entitled millions of square feet and are able to triangulate many different experiences across various municipalities to expeditiously entitle our projects.
Leasing: we have dedicated in-house leasing exclusively focused on our own projects. Our leasing team are healthcare experts and understand the specific strategies behind the business plans driving healthcare location decisions.
Equity and Debt Financing: we have complete discretion on financing for each project and always customize the most beneficial capital strategy unique to each project. We have utilized many different financing methodologies including traditional equity/debt, tax-exempt bonds, taxable credit-tenant-lease financing and federal New Markets Tax Credits.
Design Management: our in-house design team consists of registered architects who have worked with the top healthcare architects in the world. Our experience has allowed us to integrate best design practices from the healthcare sector and continually evolve our specifications. We always partner with 3rd-party architects to capitalize on various aspects of value.
Construction Management: our in-house construction management team has managed the construction of every type of healthcare space ranging from medical office, ambulatory care (ASC’s, cancer centers, imaging, centers, dialysis, urgent care), inpatient rehabilitation facilities, general acute care and seniors housing, including independent living, assisted living and memory care. They bring a wealth of knowledge, as both builders and owners, to ensure an efficient and cost-effective construction process.
Asset and Property Management: we manage our projects because we’re long-term owners and are as concerned and vested about the long-term building performance in year 20 as we are in year 1. Through our real estate management company, PMB Real Estate Services (PMB RES), we have demonstrated lower operational expenses, higher tenant satisfaction and a Culture of Caring that extends beyond the building management to maximize patient experience and staff fulfillment.
